Mitch Vexler: "Real Estate Taxes Have Become a Ponzi Scheme of Biblical Proportions"

Hey not all massholes who move to red states are bad. When I left taxachusetts year ago I understood that I was a refugee not a missionary!!!

What most people miss are the hidden taxes. Things like the cable company taxes to your community. Utility pole and wire tax to state and local taxes. All the local corporate taxes. Local business taxes, it goes on and on and on. I love it when people state that corporations need to pay more taxes. Well guess what mouth breathers, those corporations pass along those taxes to the consumer.

As a resident formerly living in Detroit suburb
that was a piece of the issue, but selective finger pointing. Detroit did and still does have some serious issues.

Hello, refugee friend. I’m thinking of relocating due to the high monthly co-op fees, not wanting to pay tax on an inherited IRA and general cost of living. What state did you choose & what does that locale have to offer?

I did some digging. Mitch’s spreadsheet only includes the households of Aledo (pop 5,xxx). The school district has an estimated 10,887 households. This radically changes the numbers by a factor of 6.1.

I like the topic, but Mr. Vexler needs to tighten up his math and his due diligence.

The spreadsheet has some math crimes. Tighten it up Chris/Mitch.

households column is the town only, while population & students are by the ISD boundary.

Iowa. We still have a state income tax but its 3.8% flat tax. Our governor and both sides of the state legislature are republican controlled. The state is conservative in most areas and pretty business and farmer friendly. It’s True: Iowa No Longer Taxes Retirement Income - ITR Foundation
No tax on retirement income. Good schools. Decent cost of living. People here are generally nice but not overly nosey. The state didn’t completely lose its mind during covid. There was the initial panic but got over it faster than liberal controlled states. Come on out to flyover country.

That’s an easy answer, conceptually. Build something good. It’s about shared creation of something good, with as many people as possible. It will inspire more people and may even last through the chaos.

I agree that is part of answer
I guess my to simply written “question” was dealing with the evil from so many directions (@Chris addresses more all the time) even if you live a preparing moral life and are debt free:
Property taxes
Insurance
CBDC
Electronic surveillance
Inflation
Bots
Nudge farms
Big Pharma
Health Care that is crumbling
Uniparty corrupt politicians
Peak oil
election fraud
Plandemics
Censorship
Etc
that is hard to know how to be positioned even after moving to a red state in the country and planting a garden.
The above create a complex set of challenges to navigate.
We do not know which challenge/s will be used against us and it is hard mentally to tease through which one to plan for and what might be fear porn (for our individual situation).
One thing I do know, God is the only one who can save us. He gave us free will and we have misused that blessing. We as a land and people must repent and ask for forgiveness.

We chose middle TN. A supermajority red state (but politicians are still politicians)
No state income tax
No mutilation of children
God is talked about in public
Lots of like minded people outside big cities
Many feeedom cells/mutual assistance groups, MAG, that share honestead info
Lots of homeschooling
Reasonable cost of living

One empowerment LLMs give us is that ability to rpidly compile our town’s property tax stats. A neighbor and I did so, and found that here in Greenfield MA, one-year rates went up av. 13%. It can also identify which streets may have gone up much more or less than average. Many town workers on that street? Other reasons explain such a finding, but point is, one can gather useful truths easily with and LLM. Here’s one export: Greenfield Street-Level Property Tax Increase 2023-4 at Greenfield Street-Level Property Tax Increase 2023-4 - Google Sheets .

Great find :+1:

That’s a number that makes sense - around 11k households for 31k population.

If our “selected” politicians gave a damn about us they would pass a Constitutional amendment that prohibited property taxes.

One of our county commissioners mentioned in the last meeting that he was very curious what they night be doing in Florida and to see what it might look like to eliminate property tax. I think if someone shows a viable alternative many places will follow.

MI has a 2% limit property tax growth. It resets when the house is sold to the sale price. Since then, income taxes have gone up, sales taxes have gone up, and they added sales tax to all house sales. Gas taxes have gone up. Many school districts people have voted to approve large bonds for new building, and building maintenance. Schools were supposed to get the money from lottery ticket sales
and they do, however, it was bait and switch. Public “assumed” is was additive to the existing school budget
it was not, that money was moved to another line item

I love his optimism but there is no way the Supreme Court will take this case. They’ll find he doesn’t have standing and refuse to hear it.

The only way something like this will get to the Supreme Court is if a lower court rules in his favor. They there’s a strong likelihood that they’ll rule against him, regardless of what the Constitution says. The upset to the system would be too large.

Nothing will change until the system completely breaks down.

Yes! My plans and preps are based on this truth supported by 90% of my personal observations and public data points. And by “the system” I’m including the monetary system, the real economy, the energy system, politicians and government, the continuous war system, and the “legal” system that protects the key nodes of all of the above.

None of the above is altered significantly by the positive changes that are occurring in other areas: illegal migration, pushback on the transgender madness, the food system, the health system and so forth. These are positive changes but they aren’t significantly altering our dismal trajectory and cataclysmic end point.
